JRealty Provides Site Security and Inspections

JRealty recently partnered with a unique organization, Restore Neighborhoods LA (RNLA). RNLA was created to acquire, rehabilitate and sell foreclosed and abandoned single family and multi-unit properties to benefit low and moderate income families in the City of Los Angeles.

JRealty role is to assist RNLA through the various phases from initial procurement of the property, the redevelopment of the property, and ultimately the resale of the property.

After the property is purchased by RNLA, JRealty will coordinate initial trash and debris removal from the property, provide security around the property, and provide weekly detailed inspections of site visits. Next, the property will be handed off to a developer who will work to restore the property, making numerous improvements; including make the property energy efficient. Then, the property will be handed back to JRealty to provide site and security inspections as RNLA looks for a new buyer.

JRealty is extremely excited to work with a great organization and have a helping hand in restoring the neighborhoods and communities in Los Angeles. JRealty is also excited to expand into site and security inspections!

Evictions: Everybody's Nightmare

Unfortunately, given today’s economy, evictions have become all too common. JRealty is experiencing our first eviction of a tenant that we placed in one of our properties in over two years. The costs financially, in both lawyer fees and lost rents, add up quickly.

The realities of the current economic climate make stringent credit and income requirements an absolute must when renting your property. In this case, the tenants were above both JRealty’s credit and income requirements, but still were unable to fulfill their lease obligations.

Another step to help minimize the risks of a possible eviction is to ask for three months of bank statements. Also, having a sizeable security will help reduce the impact of added legal costs.

JRealty’s approach has always been to focus on the needs and bottom lines of our clients first. This philosophy enables us to take a professional and direct approach, which helps to mitigate the emotional costs of the eviction process.

Ultimately, evictions are inevitable but there are steps to reduce the likelihood and impact.
